Qualification Guidelines : Age  Applicant must be of legal age, 18 years or older.  Financial Responsibility  Monthly income must be three times the monthly rent of the apartment home applied for.  Credit History  Credit must meet minimum rating score as determined by Credit Retriever. Applications are required to have a credit history of two years.  Residential History  Previous residency must be verifiable. Applicants are required to have acceptable payment history and fulfilled all terms of any applicable lease agreement. 

Employment:  Employment history must be verifiable. If no employment history exists, applicant must show means of financial support for a period of one year. 

Occupancy:
  For reasons of public health, occupancy guidelines have been created. They are as follows:

 - A maximum of two people in a 1 bedroom/1 bath.
 
Vehicles  Each apartment home is permitted one approved vehicle. Commercial vehicles, recreational vehicles, boats and trailers are not permitted on the property at any time.  Cosigner  For all students who are not employed full-time a parent or other responsible party must co-sign and the form must be notarized. 

Online Application Fees: 
- Application Fee  $40.00 (Per Application) 
- Security Deposit  $300.00 (Refundable) 

Late Fees  $50.00 initial charge on the 6th day of the month plus and additional charge of $1.00 per day until paid in full NSF  $50.00 NSF FEE (upon the return of one check for NSF all future rental payments must be made by money order only. NO exceptions will be made. When a check is returned NSF you are also late and your account will be assessed late fees as well. 

Month-to-Month MTM Fee  Once your lease has expired your lease will automatically be put on a month to month basis until you renew.
The charge for month to month lease is an additional $75.00 per month. You are also subject to rental increases with a 30 day notice. 
Lock Change Fee  $50.00 per lock  Key Replacement Fee  $15.00 mailbox key / $25.00 per deadbolt key

APPLICATION FEE: I have submitted the sum of $40.00 which is a non-refundable payment for a credit check and other processing costs of the application. This sum is not a rental payment or security and will be retained by the landlord to cover the costs of processing the application whether my application is accepted or not.

CANCELLATION: I understand that I may cancel this application within 48 hours and receive a full refund of my deposit /fee. If I cancel after 48 hours, or fail to enter into a rental agreement or refuse to occupy the premises on the agreed upon date, I understand that all deposits/fees will be forfeited. I understand that after 48 hours, the rental agreement becomes a legal binding contract and cannot be cancelled. All deposits/fees become bound and made a part of the lease agreement.

STATEMENT: In compliance with the fair credit reporting act, this is to inform you that a credit investigation involving the statements made on your rental application for residency is being initiated. I/We certify that to the best of my/our knowledge all statements are true and complete. I/We further authorize the landlord to obtain credit reports, character reports, and verify rental/ employment history as necessary to verify all information put forth in the above=referenced rental application. Any false information will constitute rejection of the application.

APPLICANT (COSIGNER/GUARANTOR) CONSENT

I hereby consent to all Varsity Apartments, through its designated agent and its employees, to obtain and verify my credit information for the purpose of determining whether or not to lease an apartment to me.  I understand that should I lease an apartment, Montecito Property LLC, and it’s agent shall have the continuing right to review my credit information, rental application, payment history, and occupancy history for account review purposes and for improving application review methods.
